When we moved to 117 Roland Ave 10 years ago, we saw a lot of potential in this solid, charming house and we leave it having realized so many of our dreams for this beautiful home. We’ve renovated and upgraded nearly every inch of the house and lot–inside and out, top to bottom (please see the extensive list of improvements!)–while preserving the original features that make it so special.

Every day, we wake up to glorious natural light throughout the house. We get the day started in our thoughtfully renovated kitchen. We love to cook and entertain and the open kitchen/dining room space was designed for easy every day use and ideal flow for guests. During the pandemic, we expanded our living space to the outdoors and built a large Trex deck that has been the scene for many backyard parties and makes an ideal stage for live music! We added front and back drop zones and first floor powder room to make these occasions even easier. The garden, installed by Yard 2 Kitchen, set up with timed irrigation and filled with rich compost, provides loads of herbs and veggies throughout the year!

Three bedrooms on the second floor and an office outfitted with Container Store Elph products give everyone their own space. A large primary bedroom and walk-in closet on the top floor (”plumbed” for a bathroom) is a bright, welcome retreat.

The “Snug” is a cozy space for a family room, office, and many other uses. The finished basement has been a terrific rec room, guest area, and exercise space. The laundry space is not dreary and the “Costco room” and storage closet are designed to make the best use of every nook.

Adding central air was a game changer that makes the summer months totally tolerable. In the winter months, the fireplace makes the living room our favorite gathering spot.

In addition to the house and yard, the most special benefit of 117 Roland is the neighborhood and location. We have the best street with the most amazing neighbors–it is truly difficult to leave!! We watch each others pets, remove snow for each other, and enjoy fabulous block parties.

We regularly walk to Stop & Shop, CVS, Blink, Buy Rite Liquors, all of the downtown restaurants and stores, and the train. Our kids attended the SOMSD schools and were able to walk to South Orange Middle School and Columbia High School. We will truly miss this incredible community as we move onto our next chapter and are so excited for the next owners to enjoy all that we have and more!
