Dear Prospective Buyer,

A few nights ago, our family (which includes 2 teenagers!) came to the house and we arranged fresh flowers in that sweet kitchen, recounting so many happy memories. It is a joy to revisit them in anticipation of the home’s next lucky owners!

We have gathered with friends and family in the open living-dining room for countless games of Pictionary and Charades, birthday parties, holiday meals, and movie nights. People always commented on the serene backyard view from our dining room. We had a birdfeeder just outside that window, and we regularly saw robins, blue jays, morning doves, sparrows, and yes…grackles! The deep, Japanese-style soaking tub upstairs brought me (mom) so much relaxation, and if you’re a home chef, you know how important fresh ingredients are – luckily you have a nearby farmer’s market and a double-oven in the kitchen to create all of your masterpieces!

Have you seen the backyard casita? We had desks and a Peloton in there; sometimes for kids’ outdoor bday parties, we would use the casita doors as a background for movies, or we’d open both doors up for more fun. We dreamed of upgrading the garage to an ADU (our town has an ordinance allowing for this) the way our neighbor has two doors over – maybe you will be the ones to do it!

And we know you’ll love the conveniences of having great Guatemalan, Jamaican, and Chinese food around the block. Sure, Trader Joe’s, Whole Foods, and Target are just a short drive away, but we think City Market has a ton to offer at ½ the prices and a ten-minute walk! Don’t forget that every Fall, you’ll be able to check out South Orange’s famous Food Truck festival just down the street, plus countless other community events (we especially love Shakespeare in the Dark). And you will revel in the way Village Road, Prospect street and Richmond Avenue go all out for Halloween – all a short walk from the house. It is a sight to behold and it remains our favorite time of the year here!

Upgrades to the house have been many and include: a new furnace, kitchen, and bathroom in 2020, the backyard Casita in 2020, new Solar panels in 2019, a chimney flue inspection in 2019, the sewer cap in the basement replaced in 2019 and the sewer line to street refurbished in 2019; multiple outlets throughout the house replaced over the last 5 years; the washer is less than one year old and the dryer is less than 3 years old; we put in all the basement shelving in 2021and the kitchen shelving in 2020; we put in that happy new front door in 2019, reusing the old one as the inside-front-door; and you’ve got new attic insulation and attic flooring installed in 2019. The storage up there and in the giant garage is truly amazing – check it out!

This is a sunny, happy, nourishing house. We have loved it just as the Fitzpatrick family did before us – and by the way, they live around the block and we ourselves are nearby as well.
